Buying in Ashkelon From Abroad: What the Data Shows
Ashkelon has about one year of unsold new-home inventory. Jerusalem has 5.5 years. Beit Shemesh has 5.3. According to Globes (October 20, 2026), Ashkelon had 1,419 unsold new homes at the end of August and sold about 118 a month, which makes it the most balanced of the cities in the analysis.
For a buyer abroad, that is a useful signal. Here is what it means in practice, and what to check before you commit.
A balanced market gives you room to choose
In oversupplied cities, the story is often about discounts and waiting. Ashkelon is a different picture: stock is moving, so you compare projects on location, quality and handover date, not only on who is offering the biggest incentive. Globes treats supply of up to two years as balanced, and Ashkelon sits well inside that.
Do not take one city-level number as a promise about any single apartment. It tells you the backdrop. The apartment still has to stand on its own.
The sea is the price driver
Price per square metre in Ashkelon depends heavily on how close you are to the marina. Globes reports (October 25, 2026) roughly:
About NIS 28,000 per sqm in Dimri's Yama project, facing the marina.
About NIS 22,000 per sqm on average in Afgad's Breeze project, a few streets from the sea.
About NIS 18,000 per sqm for older marina-front units, mostly 2 to 3 rooms.
Afgad's marketing VP says an identical penthouse elsewhere in the city would sell for about half. That is a developer's view, but the spread in recorded sales points the same way. Dirobot, summarising 7,573 registered Ashkelon sales from January 2023 to August 2026, shows a citywide median of NIS 16,667 per sqm. In the Marina neighborhood it is NIS 23,152, and in Givat Tzion it is NIS 15,052.
These figures measure different things (new-build asking levels versus a mix of resale deals), so they will not match each other. Treat them as a map of where the premium sits, not as a quote for your apartment.
Getting around
Ashkelon is the southern end of two Israel Railways suburban lines. According to Wikipedia's page on the station, the trip to Tel Aviv takes about 45 minutes. Check the current Israel Railways timetable before you rely on it. For families who want sea, space and a Tel Aviv-area job within reach, that is a real draw.
Buyers from abroad are already here
Globes reported recently that a US-based Jewish couple bought a six-room Breeze penthouse for NIS 7.5 million, planning to split their time between Israel and the US. The Breeze developer says non-residents are over 20% of buyers in that project. You would not be the first overseas buyer to look at the city.
What to check before you fall for a sea view
Whether you buy new or resale, three checks save the most money:
The Tabu (land registry) extract. It shows who owns the property and any liens or notes on it.
Recent sales on the same street. The Tax Authority's nadlan.gov.il database lists real deals. Asking prices are not deals.
Your total cost. Use our purchase tax calculator to see the tax before you negotiate.

Start with a Pre-Purchase Review
If you have found an Ashkelon apartment you like, our Pre-Purchase Review gives you a clear view before you sign anything. One site visit, the Tabu extract flagged for your lawyer, the price compared with recent sales, and a ballpark renovation range. If you do not have a lawyer yet, we will connect you with vetted professionals.
It is NIS 2,900 + VAT for an apartment and NIS 3,900 + VAT for a house. You get a short written summary and a call, so you decide with facts, not just photos.

There is also something bigger behind the numbers. Ashkelon is an ancient port city on the Mediterranean, with a marina, a train line and a growing community. For many families, owning a home here is the first practical step toward a life in Israel.
