New-build apartments in Israel, with someone on your side
We work with every developer, not for one. You pick the project. We check it, negotiate it, and stay with you until the keys and after. Who pays us? Read how we get paid.

Why new-build apartments
1
About 85,000 new apartments in Israel are unsold right now. Developers are negotiating for the first time in 20 years.
2
An oleh buying within the tax window pays about 0.5% purchase tax on most of the price. A foreign resident pays 8%. We tell you which you are before you sign.
3
You pay the developer in stages over 2 to 4 years. Your money sits behind a bank guarantee, if the contract is right.

What we check on every project
1
Who the developer is, what they have delivered, and who finances the project.
2
The guarantee on your money: bank guarantee or insurance policy, never more than 7% paid before it exists.
3
The delivery date in the contract and what you get if it slips.
4
Index linkage and what it costs on your balance.
5
The real total: purchase tax for your status, lawyer fee, connection fees, upgrades, rent until you move in.
6
What 'basic finish' leaves out and what upgrades really cost.
After you sign
Progress visits with video while it is being built. A handover inspection before you accept the keys. Our own contractors for upgrades, with three quotes. A tenant and management if you are not moving in yet.
