Buying Process

Every overseas buyer walks into their first Israeli property search with the same quiet worry: am I paying too much, and would I even know if I was? You're negotiating in a market you don't fully understand, in a language you may not speak, against a seller and agent who do this every day. That imbalance is where most buyers lose money, not through anything dishonest, just through not knowing what a fair price, a fair term, or a fair timeline actually looks like here. Here's how we make sure that imbalance doesn't work against you.

Step 1: Discovery

We start with one question: what are you actually trying to accomplish in Israel? Some buyers know exactly what they want. Many don't yet, and that's normal too. We get on a video call, one-on-one, and walk through it with you: a home to live in one day, an investment, a place for family, or something else entirely. What matters most, budget, location, timeline. This conversation shapes everything that follows, so we make sure we understand your goals, and help you get clear on them yourself, before we start looking at a single property.

Step 2: Acquisition

We start by understanding your goals, then act as your on-the-ground real estate agent, using our network to research and find properties that match your criteria. Once we have properties to show you, we visit each one in person and send you photos, video, and even live walkthroughs, so you can evaluate a home from anywhere. From there, we coordinate and manage every step of the acquisition process, bringing in vetted lawyers, mortgage brokers, appraisers, engineers, and any other professional you need, if you don't already have your own.

Step 3: Ownership

Once closed, we handle registration and handover. Whether you're planning to live in it, rent it long-term, or explore short-term rental options like Airbnb, we can help you think through what actually makes sense for your property. And if it needs renovation or ongoing management, that's not a separate relationship starting from scratch, it's the same team, continuing the same work.

Group Buying Power

Buying alone, in a market you don't know, you're negotiating one-on-one against a developer who negotiates for a living. That's rarely a fair fight, and most overseas buyers don't realize how much room there actually is to push back. Right now there's more room than usual. Israel has a record number of unsold new homes on the market, and developers are quietly offering discounts, upgraded finishes, and better payment terms just to move inventory. Those deals rarely make it to a public listing, and they get stronger when several buyers negotiate together instead of one at a time.

Team-Alignment.jpg

Step 1: Alignment

We identify buyers with similar search criteria and timeframes to build a targeted acquisition group.

Step 2: Negotiation

We leverage the group size to secure exclusive discounts and terms that a developer wouldn't offer individuals.

Step 3: Execution

We coordinate individual contracts for each buyer, ensuring group benefits are applied to every transaction.

Minimum Group Size — Tier 1

5 Buyers Priority access to inventory before public release and preliminary pricing discounts.

Minimum Group Size — Tier 2

6-10 Buyers Substantial price leverage, upgraded finishes as standard, and flexible payment plans.

11+ Buyers Wholesale-level negotiation, custom project modifications, and maximum payment deferral.

Any compensation Keys To Israel receives from the developer as part of organizing a group is agreed upon and disclosed to you upfront.
